Cook County: Cook County Assessor Fritz Kaegi released on July 22, 2025, the initial reassessments of Leyden Township's residential and commercial properties. The Assessor's Office reassesses one-third of Cook County each year. The last time the northern suburbs were reevaluated was in 2022.

Leyden Township includes all or part of Elmwood Park, Franklin Park, River Grove, Schiller Park, Bensenville, Melrose Park, Northlake, Rosemont, Norridge, and Park Ridge.

"I recommend homeowners review their notice of reassessment to ensure that the features and market value of their property adequately reflect their home," said advisor Fritz Kaegi. "It is important to understand that Cook County's reassessments reflect the market value of the past three years. My office will host a virtual workshop to assist homeowners and explain the reassessments carried out in their community."

Appeals from Leyden Township are due by Tuesday , September 2, 2025.

How do reevaluation appeals work?

Property owners have the opportunity to appeal their reassessment if the property features listed on the reassessment notice are incorrect or if a property's estimated market value is more than what could sell in the current real estate market.

After a municipality is reassessed, a valuation report is published detailing residential, commercial, and multifamily reassessments. Owners can use these reports to gain insight into how property reassessments work, learn about the real estate market in their specific neighborhood, and compare median values to their property value. Certified property values in 2025 are reflected in the second bill of property taxes issued in 2026.

Residential reassessments are based on recent sales prices of similar properties.
