Collection on the Drive coming to Bronzeville

Luxury Residences are coming to Bronzeville. The Collection on the Drive is a 15-unit rowhouse development which boasts a private entrance for residents. The first unit, located at 3851 S. Calumet was slated for completion on Friday, March 31st. An unveiling will take place between 5 p.m. and 6 p.m. on Thursday, April 6th.


McBearty Builders is the construction company and Gramercy Group is the brokerage firm. According to Jennifer Bell, Managing Broker at Gramercy Group, each house will have four bedrooms, three and a half bathrooms, with a two-car garage, a 220 line for electric vehicle charging, rooftop decks and balconies off of the family room. Bell has been working with McBearty Builders for five or six years.


“Paying attention to the market and listening to the needs of the consumers that are walking through the various open houses I conduct on a daily basis or a weekly basis, I noticed there is more of a need for single family homes, versus condos,” Bell said.
Since Collection on the Drive, encompasses such a large parcel -- 3851, 3853, 3855 and 3857 S. Calumet, King Drive and Pershing Road -- there was more density and it was more appealing to do a rowhome project, as opposed to an apartment or condo project. Phase II will be on 38th and Pershing and Phase III will be on 38th and King Drive. Once Phase I and Phase II have been sold out, McBearty Builders will begin construction on Phase III. The first phase is set to cost between $825,000-$835,000.


“I think that it is a perfect blend, marrying the old and the new of the neighborhood. When you’re talking about the culture of Bronzeville, I think it’s not too modern for the architectural aesthetic of the façade. It’s a perfect blend of old and new,” Bell said.


The interior, Bell said, is another level. The houses are not typical spec homes. They have high touch design and is customizable as if buyers are building their own custom home. Bell listened to the consumers who are coming into open houses and she said they are tired of seeing the same cookie cutter kitchens. Consumers are looking for something unique and different. And, Bell said, that is what they will get at Collection on the Drive.


Bell also is a consultant with the design. She brought the glass railings and gas fireplace concept to the developers for the homes, as well as the White Oak hardwood flooring.


Buyers will have the opportunity to have an upgrade and have cabinetry going out to the rooftop deck on the fourth level.


Gramercy Group wants the first unit to be completed before it is unveiled. Each unit is different than the next. The goal is to make the units unique.
